Arad Hotel Conversion to Residence

The project seeks to transform the 1900th building, located in the central area of Arad, from a hotel with approximately 50 rooms into a private residence.
The main idea of the concept refers to the recovery of the historical character of the original building and its reinvestment with that period charm, so familiar and appreciated in the Romanian architectural space.

The Beaux-Artist influences present in the architecture of the edifice were taken over, potentiated and translated into the proposal through a contemporary, bold and strong image, but anchored, through classical elements of architectural language, in the spirit of the era.

The effective translation of the concept in the proposal was achieved through interventions at the level of all floors of the building, whose functional distribution took place according to the following scheme.

The ground floor plan – hosts the entire palette of semi-public and representative functions of the house, being treated in the form of a true Piano Nobile, given the positioning of this level, considerably higher than the street level. Also, this space represents the barrier between the private heart of the house, located on the north side, and the semi-public area, which hosts the offices of the beneficiaries, each with ample space for the library, meeting and discussion spaces, a meeting room and one of the apartments requested by the theme. The gallery can serve as an exhibition place for various art objects. It communicates directly with the private area of the house, proposing a route to experience the space, reminiscent of the functional and spatial composition of the classical mansions of the end of the 19th century: discussion room, music room, living room (lounge, media area, formal dining), breakfast area, wine and cigar tasting room, professional kitchen, annexes.

The floor of the building hosts 7 individual apartments, each equipped with its own kitchens, bathrooms, toilets and storage spaces.

At the spatial level, the attic has the highest degree of privacy in the functional design scheme. This level houses the two main “master” apartments, as well as multiple physical and mental relaxation areas that complete and refine the idea of living comfort. Thus, SPA, fitness areas, a small cinematography theater, as well as a large common area, populate the attic and transform it into one of the most effervescent spaces of the proposal.

The residence, which includes the wellness area of the proposal, a large indoor pool with a lounge area and Jacuzzi, a bar area, a fitness room, various types of sauna and massage and treatment room, together with the entire range of functions auxiliaries that ensure the good functioning of the house.

The courtyard of the building will host a generous outdoor swimming pool, which can be used both during the warm and the cold season, thanks to a mobile waterproof covering system. The swimming pool is complemented by large lounge areas, rich landscaping, covered and uncovered areas for serving meals and for barbecues, and, last but not least, a large covered parking space for vehicles
